Replacement of EV charging system in the car park at Amberley Waterfront Apartments.

Amberley Waterfront Management Company Limited (AWMC) has appointed EV Solutions Group Limited to replace the electric charging units (EVCS) in the car park.

 

Why does the system need replacing?

As most of you will be aware McGlashan’s failed to implement a proper payment system when the present units were commissioned.  This resulted in the current system running off the landlord’s supply and errant use of the units resulted in costs being picked up by the car park service charge account.  Not only was this grossly unfair it is a breach of section 19 of the Landlord and Tenants act 1985.

AWMC have diligently searched the market for a solution, and this has been supplied by EVSG who initially conducted an inspection of the infrastructure and units in place.  The inspection has now confirmed the EV chargers currently installed are out of date and no longer conform to the Electric Vehicles (Smart Charge Points) Regulations 2021.

 

What will the new system look like?

The good news is that the infrastructure to replace the current EVCS can be installed at Zero cost to Amberley Waterfront due to Government Grants available until 31st March 2025 and so works to install back plates can commence at NO COST to the leaseholders or the building.

The new system will be modular in that the cabling will terminate to backplates at each of the car parking spaces. When you wish to begin using the EV charging system, you will need to purchase an EV charger from EV Solutions Group and subscribe to the billing platform.

The billing platform used by EV Solutions Group is provided by Fuuse – https://fuuse.io/

Any new users will be subscribed to the platform which will ensure that each EV user pays for their use of electricity and funds are then forwarded to the car park service charge account via Fuuse.

Pricing – Charger costs

You will be invited to install a charger at the time the new system is commissioned (anticipated end of August).  Thereafter costs will be higher :

  • EV charger supplied, fitted and commissioned during the infrastructure re-build £795.00 + VAT
  • EV charger supplied, fitted and commissioned AFTER the infrastructure re-build but before 31st March 2025 £995.00 + VAT (Grant still applicable but a £200 installer call-out charge applied)
  • EV charger supplied, fitted and commissioned AFTER the infrastructure re-build and after the grants have been withdrawn £1,345.00 + VAT (including a £200 call out charge applied)

 

Charging Costs and Standing Charges

Common Ground are currently negotiating with SSE to decrease the costs of electricity into the building and cancel previously agreed contracts put in place by their predecessors.  Current rates are as follows:

kWh       30.319p

A 10% surcharge will apply to the kWh to cover administration and ongoing infrastructure costs.  Standing charges will be divided by the amount of users on the circuit and you will be notified of these at the time you subscribe.

The following costs are attributable to the individual if purchasing a charger, in addition to the unit price UPON ACTIVATION OF THE CHARGER

Billing Platform

Onboarding – 1 off fee @ £60.00 + VAT per charger
Annual subscription charge @ £60.00 + VAT per charger
Annual maintenance charge @ £60.00 + VAT per charger
Therefore – Year 1 support costs £180 + VAT – (based on current prices)
Year 2 costs onwards £120 + VAT – (based on current prices)

If you do not have an electric vehicle yet but wish to purchase an EV charger as part of the infrastructure upgrade, it is possible to do this and have it fitted non-activated. Billing and maintenance charges only apply once the EV charger is activated.

We will then send you a pro-forma invoice which will need to be paid in advance of the installation
